About the Developer

SOBHA Limited

SOBHA Limited was founded in 1995 by P.N.C. Menon, an entrepreneur who had spent nearly two decades building an interior decoration business for palaces and commercial complexes in Oman before turning to Indian real estate. The company began as Sobha Developers Limited in Bengaluru, went public on the BSE and NSE in 2006 in an IPO that was oversubscribed 126 times, and was renamed SOBHA Limited in 2014. Three decades on, the company is headquartered in Bengaluru with a corporate presence in Dubai, is chaired by Ravi Menon, and has delivered more than 580 projects spanning roughly 27 Indian cities, alongside a significant Middle East footprint across the UAE, Oman, Bahrain and Brunei.

What distinguishes SOBHA from most listed Indian developers is its backward-integration model, a system in which design, concrete manufacturing, glazing, metalwork, interiors and finishing are all carried out in-house rather than outsourced to third-party contractors. This approach, refined since the early 2000s and studied as a Harvard Business School case, is built around dedicated manufacturing facilities in Bengaluru, including a large interiors and woodwork factory, a concrete products division producing high-strength blocks and precast components, and a glazing and metal works unit fabricating aluminium window and curtain-wall systems. The company reports that every unit passes through more than a thousand documented quality checkpoints before handover, a process made possible by owning the supply chain rather than depending on external vendors.

Portfolio breadth extends well beyond apartment towers. SOBHA's body of work in and around Bengaluru includes large-format developments such as Sobha Dream Acres across 81 acres and roughly 5,600 units, Sobha City spanning 39 acres, and Sobha Windsor with about 3,000 units, alongside newer launches like Sobha Neopolis, Sobha Ayana and Sobha Magnus. Outside its home market, the company has built a presence in Delhi-NCR through projects such as Sobha Altus, in GIFT City, Gujarat through Sobha Elysia, and in cities including Chennai, Pune, Coimbatore, Hyderabad, Kochi, Kozhikode, Thrissur, Trivandrum and Mysuru. Its contracting and manufacturing divisions also execute glazing, MEP, interiors and epoxy flooring work for corporate and hospitality clients beyond its own residential projects, and the group maintains an active development pipeline in Dubai.

At the center of the company's philosophy is the founder's original conviction that quality should be controlled directly rather than outsourced, a principle carried forward today under the leadership of Chairman Ravi Menon with P.N.C. Menon as Founder Chairman Emeritus. This translates into an ownership structure where SOBHA employs its own architects, engineers, technicians and factory workers rather than relying on a shifting base of subcontractors, and where sustainability practices such as recycling construction waste and sourcing PEFC-certified timber are built into daily manufacturing rather than treated as an add-on. For channel partners and buyers, the resulting proposition is a publicly listed, financially transparent developer whose scale and process can be verified through quarterly filings rather than promotional claims.

What Makes Us Different

Our Specialties

Backward-Integrated Construction

Backward-Integrated Construction

SOBHA manufactures its own concrete blocks, precast components, aluminium glazing systems and interior woodwork rather than outsourcing to third-party vendors. This in-house model, refined since the early 2000s and studied as a Harvard Business School case, gives the company direct control over material quality, dimensional tolerances and construction schedules across every project it builds.

Large-Format Bengaluru Townships

Large-Format Bengaluru Townships

Developments such as Sobha Dream Acres, spanning 81 acres with around 5,600 units, and Sobha City across 39 acres reflect the company's experience delivering integrated residential communities at scale. These townships combine housing, retail and open spaces within a single master-planned footprint in Bengaluru, the company's strongest and longest-established market.

Contracting & Commercial Projects

Contracting & Commercial Projects

Beyond residential towers, SOBHA's manufacturing and contracting divisions execute glazing, MEP, interiors and finishing work for corporate, hospitality and institutional clients across India. This contractual business runs alongside the company's own developments, giving its in-house teams continuous experience across a wider range of building types and specifications.

Middle East Development Footprint

Middle East Development Footprint

SOBHA's presence extends beyond India into Dubai and the wider Gulf, where the founder's original interior decoration business was established in Oman in 1976. The group's Middle East pipeline, including projects such as Sobha Solis in Dubai's Motor City, extends the same construction standard the brand built in Bengaluru.

Sustainable Manufacturing Practices

Sustainable Manufacturing Practices

SOBHA's factories recycle construction water and material waste as a standard part of operations, and the timber used in its manufactured doors is PEFC-certified, sourced from suppliers committed to afforestation. These practices are embedded in the company's backward-integrated factories rather than applied only at the project level.

Built In-House

Excellence at Every Level

SOBHA's backward-integration model brings design, manufacturing and finishing under one roof, so buyers benefit from tighter quality control, fewer dependencies on external vendors, and construction timelines that are less exposed to supply-chain disruption than projects built with outsourced materials.

Concrete Products Division

This division manufactures SOBHA's structural concrete components, including high-strength blocks, pavers and precast elements, rather than sourcing ready-mix concrete from third-party suppliers. Precast technology used here has helped reduce construction timelines while improving dimensional precision and structural durability across towers.

Glazing & Metal Works

SOBHA fabricates its own aluminium doors, windows and structural glazing systems, covering curtain walling, spider glazing and suspended glazing, at a dedicated facility spanning roughly 100,000 square feet. In-house production allows tighter control over finish quality and weather performance on facades.

Interiors & Woodwork

One of the largest such factories in India, this division produces kitchens, wardrobes, doors and furniture using PEFC-certified timber, serving SOBHA's own residential projects as well as corporate and hospitality clients. Upgraded infrastructure supports a monthly capacity of around 70 home interiors and 7,000 doors.

MEP & Finishing Services

SOBHA runs its own mechanical, electrical, plumbing and finishing teams rather than subcontracting these trades, reducing the coordination gaps that typically arise between multiple external vendors on a single site. This unified execution supports the consistency the brand cites across its 27-city portfolio.

In-House Design & Engineering

A large internal team of architects and designers works alongside SOBHA's manufacturing divisions, allowing design intent to be translated directly into production specifications for concrete, glazing and interiors. This close loop between design and factory floor is central to the company's stated quality-checkpoint process before handover.
