The Complete Cost Picture

A cost sheet exists to remove guesswork, and for Sobha Hennur Township that means setting out every charge head that sits between the quoted per-sq-ft rate and the final amount payable at registration. Base price, preferential location charges, the one-time IFMS deposit, car parking, GST, stamp duty, registration and the recurring maintenance charge are each distinct line items rather than bundled figures, and this page exists to explain what each one covers and why it appears where it does.

The promise of a clear cost sheet is straightforward: a buyer should be able to see how a quoted rate of Rs 12,500 to Rs 13,500 per sq ft super built-up actually converts into an all-inclusive outgo once GST at 5 percent, stamp duty at roughly 5 percent, registration at 1 percent and applicable cess are layered on. None of these are optional add-ons; they are statutory or structural components of any under-construction purchase in Karnataka.

The logic behind itemisation follows how Sobha itself builds. As a backward-integrated developer with in-house joinery, doors, kitchens, wardrobes, glazing, metal works and concrete products, the company controls a large share of its own cost inputs, which is part of why charge heads such as base price and PLC can be defined with more precision than in projects that depend entirely on third-party vendors.

Because Sobha Hennur Township is still at the pre-launch stage on Hennur-Bagalur Main Road, with Karnataka RERA registration and the official price list yet to be issued, the figures on this page are drawn from consolidated market reporting rather than a developer-published price sheet. That distinction matters for anyone reading a cost sheet before formal launch: the charge heads and their sequence are standard for any RERA project in the state, even while the exact base rate awaits confirmation.

Buyers evaluating Sobha Hennur Township at this stage are best served by treating this page as a framework for the eventual official cost sheet, updated the moment RERA registration and pricing are confirmed.

About the Developer

SOBHA Limited

SOBHA Limited was founded in 1995 by P.N.C. Menon, an entrepreneur who had spent nearly two decades building an interior decoration business for palaces and commercial complexes in Oman before turning to Indian real estate. The company began as Sobha Developers Limited in Bengaluru, went public on the BSE and NSE in 2006 in an IPO that was oversubscribed 126 times, and was renamed SOBHA Limited in 2014. Three decades on, the company is headquartered in Bengaluru with a corporate presence in Dubai, is chaired by Ravi Menon, and has delivered more than 580 projects spanning roughly 27 Indian cities, alongside a significant Middle East footprint across the UAE, Oman, Bahrain and Brunei.

What distinguishes SOBHA from most listed Indian developers is its backward-integration model, a system in which design, concrete manufacturing, glazing, metalwork, interiors and finishing are all carried out in-house rather than outsourced to third-party contractors. This approach, refined since the early 2000s and studied as a Harvard Business School case, is built around dedicated manufacturing facilities in Bengaluru, including a large interiors and woodwork factory, a concrete products division producing high-strength blocks and precast components, and a glazing and metal works unit fabricating aluminium window and curtain-wall systems. The company reports that every unit passes through more than a thousand documented quality checkpoints before handover, a process made possible by owning the supply chain rather than depending on external vendors.

Portfolio breadth extends well beyond apartment towers. SOBHA's body of work in and around Bengaluru includes large-format developments such as Sobha Dream Acres across 81 acres and roughly 5,600 units, Sobha City spanning 39 acres, and Sobha Windsor with about 3,000 units, alongside newer launches like Sobha Neopolis, Sobha Ayana and Sobha Magnus. Outside its home market, the company has built a presence in Delhi-NCR through projects such as Sobha Altus, in GIFT City, Gujarat through Sobha Elysia, and in cities including Chennai, Pune, Coimbatore, Hyderabad, Kochi, Kozhikode, Thrissur, Trivandrum and Mysuru. Its contracting and manufacturing divisions also execute glazing, MEP, interiors and epoxy flooring work for corporate and hospitality clients beyond its own residential projects, and the group maintains an active development pipeline in Dubai.

At the center of the company's philosophy is the founder's original conviction that quality should be controlled directly rather than outsourced, a principle carried forward today under the leadership of Chairman Ravi Menon with P.N.C. Menon as Founder Chairman Emeritus. This translates into an ownership structure where SOBHA employs its own architects, engineers, technicians and factory workers rather than relying on a shifting base of subcontractors, and where sustainability practices such as recycling construction waste and sourcing PEFC-certified timber are built into daily manufacturing rather than treated as an add-on. For channel partners and buyers, the resulting proposition is a publicly listed, financially transparent developer whose scale and process can be verified through quarterly filings rather than promotional claims.

Frequently Asked Questions

What all charges make up the cost sheet for Sobha Hennur Township?+
A typical apartment cost sheet for Sobha Hennur Township is built up from the base price per sq ft, preferential location charges (PLC) for floor or facing, an interest-free maintenance security (IFMS) deposit, car parking, GST, and statutory stamp duty and registration. Since the official price list has not been released, the final head-wise breakup will be confirmed once Karnataka RERA registration and the developer's price sheet are issued.
Is GST applicable on Sobha Hennur Township, and at what rate?+
As an under-construction residential project, Sobha Hennur Township units will attract the standard 5 percent GST without input tax credit, in line with the current framework for non-affordable housing. Stamp duty and registration are levied separately by the state and are not part of the GST component.
What is the indicative price range shown in the Sobha Hennur Township cost sheet?+
Market reports place the indicative rate for Sobha Hennur Township at roughly Rs 12,500 to Rs 13,500 per sq ft super built-up, translating to about Rs 1.56 Cr for a 2 BHK up to Rs 3.71 Cr for a larger 4 BHK. These figures are consolidated market estimates and exclude GST, stamp duty, registration, parking, PLC and maintenance deposit.
Is Sobha Hennur Township RERA registered, and does that affect the cost sheet?+
Sobha Hennur Township is at the pre-launch stage on Hennur-Bagalur Main Road and has not yet received its Karnataka RERA registration. Once registration and the official price sheet are issued, the cost sheet will be finalised with confirmed base price, PLC and other charge heads.
Are stamp duty and registration charges included in the price of Sobha Hennur Township?+
No. Stamp duty and registration are statutory state charges paid over and above the base price of Sobha Hennur Township, typically around 5 percent and 1 percent of the property value respectively in Karnataka, along with applicable cess.
What is IFMS in the Sobha Hennur Township cost sheet, and is it refundable?+
IFMS, or the interest-free maintenance security, is a one-time deposit collected at the time of booking to fund the upkeep of common areas and facilities at Sobha Hennur Township until the resident welfare or maintenance body takes over. It sits alongside the base price, PLC and GST as a distinct line item and is separate from the recurring monthly maintenance charge.
